Carlisle sits on the Great Miami bottom. Within a mile and a half of the village center, 40 percent of the mapped ground is rated for flooding, and the valley soils are Abscota Variant sand (14 percent), Genesee and Ross silt loams and Fox gravel, all well drained. Hydrologic groups A and B cover 45 percent of the rated ground. Carlisle yards drain fast once the grade is right, so a wet yard here is usually a grade or a downspout, a smaller job than a drain system. The bigger question is the flood map: on a flood-rated lot, fill and a wall near the river are planned and priced differently.
Miamian silt loam on the higher ground covers about 8 percent of the mapped area near Carlisle and runs 35 to 45 percent clay in the subsoil. Only 10 percent of the ground has a water table within two feet of the surface for part of the year. The few Carlisle lots up on the Miamian ground behave like the uplands in Franklin, with water perching a couple of feet down. Everything on the valley floor behaves like sand. The two price differently, which is why we walk the lot first.
