Why is water pooling against my foundation every time it rains?
Your lot has negative grade: the ground slopes toward your house rather than away from it. Hydrostatic pressure builds against the foundation wall and will cause basement seepage or structural cracking if left uncorrected. We re-establish a minimum 6-inch drop over the first 10 feet from your foundation, permanently reversing this water path.

South Lebanon splits between Little Miami floodplain and steep valley sides.
South Lebanon does not sit on Lebanon soil, four miles apart though they are. Miamian, which dominates Lebanon, is almost absent here. The ground splits four ways instead: Little Miami floodplain where Genesee silt loam is classed frequently flooded, steep valley sides in Eden, Edenton and Fairmount with bedrock as shallow as 12 to 24 inches, outwash terraces where Fox and Casco hit clean gravel between 13 and 38 inches, and a broad fragipan belt of Rossmoyne and Cincinnati soils. Rossmoyne carries a pan as shallow as 14 inches, and in Cincinnati soils it cuts water movement tenfold, from 1.3 inches per hour down to 0.13. Which of the four your lot sits on decides the job. Terrace lots drain on their own. Fragipan lots perch water a foot down and stay wet into May. Valley-side lots hit rock before a wall footing is deep enough, and floodplain lots answer to the river.
Four named streams run inside the city limits: the Little Miami for five miles, Turtle Creek for two and a half, Dry Run for nearly two, and a short reach of Muddy Creek. About a quarter of South Lebanon sits inside a FEMA Special Flood Hazard Area and 13.7 percent of the city is regulatory floodway, on the Warren County flood map effective April 23, 2025. The valley sides are steep rather than rolling: Hickory, Fairmount and Edenton map at 25 to 50 percent slopes, and Casco at 18 to 50. On a floodway lot there are limits on fill and structures, so we check the map before we quote and draw the plan to it. On the 25 to 50 percent slopes every wall is holding real load and gets priced that way.
