YARD GRADING & REGRADING
IN CORWIN

Shawn's Landscape & Design regrades yards in Corwin where water runs toward the house and pools against the foundation. We survey the lot with a laser transit, then cut and fill to restore a 6-inch drop over the first 10 feet from the house. Seed and a straw blanket go down before we call it done. Why is water pooling against my foundation every time it rains?

Your lot has negative grade: the ground slopes toward your house rather than away from it. Hydrostatic pressure builds against the foundation wall and will cause basement seepage or structural cracking if left uncorrected. We re-establish a minimum 6-inch drop over the first 10 feet from your foundation, permanently reversing this water path.

Why do Corwin properties need engineered yard grading?

Precision laser-transit lot grading and regrading to re-establish a minimum 6-inch positive slope over the first 10 feet from your foundation, so water runs away from the house instead of into the basement or onto the neighbor's yard.

Corwin is rural Warren County, where drainage problems cost just as much.

Corwin sits where the uplands meet the Little Miami. Near the village the soils are Russell, Miamian, Genesee, Wynn and Hennepin at about 8 to 11 percent each, with Casco gravel on the terrace. Wynn runs about 38 percent clay in the subsoil and hits shale bedrock about 31 inches down. Casco hits gravel at 16 inches. Well drained ground is 73 percent of the map. A wet Corwin yard usually points at grade, not soil. But a Wynn lot can hit shale under three feet and a Casco lot hits gravel at 16 inches, and either one changes the machine and the price for a wall footing or a trench.

Thirteen percent of the mapped ground near Corwin is rated for flooding along the Little Miami, and about 11 percent has a water table within two feet of the surface for part of the year. River lots answer to the river. Everything else in Corwin drains, and the work is about sending water the right way, which is usually a grade job before it is a pipe job.

COMMON SYMPTOMS WE FIX IN CORWIN

How do I fix low spots in my yard that hold standing water for days after rain?

Persistent low spots indicate clay settlement or erosion-caused depressions that have created a closed drainage basin with no outlet. We fill and compact with engineered topsoil blends, re-establish positive surface drainage, and eliminate the stagnant water that breeds mosquitoes and suffocates turf root systems.

My yard slopes toward my neighbor's property. Can regrading stop the water going their way?

Yes. Grading that sends runoff onto the next lot moves the problem instead of fixing it. We set the final grade so surface water goes to a drainage outlet, not the neighbor's yard, and we document the final elevations.

★★★★★
"The crew was professional, cleaned up after themselves, and the yard drains perfectly now. Shawn was honest about what we needed and what we didn't. That's rare."
